We provide concrete pad foundations 500mm deep, to which metal tube legs are bolted. The floor base is then attached the metal tube legs. All bases are a minimum 50mm above ground level to allow for airflow. This system is very versatile and suitable for 90% of our customers, including those with uneven or sloping ground levels. Other foundation options are available and can be discussed with our surveyor.

Floor Base

Our floor bases are constructed in 175mm x 50mm structured grade C16 treated timbers, then 100mm solid foam insulation board is laid between the joists. The floor is covered over using 18mm structural oriented strand board (OSB).


Walls are constructed using 100mm x 50mm structural grade C16 treated timber and insulated using 100mm solid foam insulation board. The exterior is covered with 12mm structural oriented strand board (OSB) to make the wall rigid. This is wrapped with a breathable membrane that allows moisture to escape, whilst not allowing it to enter.

External Cladding

We offer a choice of two claddings:  


A Scandinavian softwood, heat-treated to reduce moisture and resin content, which makes this a perfect, economical cladding. Thermowood is a rich golden brown that will fade to a dark grey or charcoal colour.

Western Redwood Cedar
(optional extra)

Our superior cladding due to its colour, appearance and resistance to cracking. Western Red Cedar is an excellent thermal insulator. With its low density and high proportion of air spaces, Western Red Cedar is far superior thermally to other softwood claddings and even brick, concrete and steel.

Cladding Treatment

Although our garden room cladding does not need treatment it will fade over time. To maintain the colour and beauty of the wood we offer exterior UV Protection. Annual treatment will be required to maintain the look of your cladding.



Our roofs are constructed using 150mm x 50mm structural grade treated timbers and covered with 18mm structural oriented strand board (OSB). Once the roof is boarded it is covered with a rubber membrane EDPM, this is a single ply, seamless waterproof covering with a 25 year lifespan. The roof is then insulated using 100mm solid floor insulation board.


All our walls and ceilings are plaster boarded using 12.5mm foil back board, plaster skimmer finished and painted with a standard Dulux emulsion to the client’s choice of colour.  Skirting boards are MDF 100mm and painted in Dulux White Eggshell.

A laminate floor of the client’s choice will be supplied and fitted on a 3mm foam underlay, except for Seymour designs, which come fitted with Oak Engineered Flooring.



All our garden rooms are wired by our qualified electrician. Switch and socket face plates are brushed chrome with black or white inserts, downlights have a brushed chrome finish. All wiring is concealed within the timber framework and connected to a small consumer box.

We provide 15m armoured cable to connect your garden room to your home electricity supply. Clients accept responsibility to arrange this connection.


 Doors and Windows 

All our doors and windows are UPVC as standard in anthracite exterior and white interior, and all glass is thermal-efficient, tempered, clear safety glass.  All doors are fitted with multi-point locking systems. Doors and windows come with chrome handles as standard (other colours are available). The Seymour garden room comes with aluminium bi-fold doors and windows.
